You provide the capital required for the project, and our team handles 100% of the execution, from sourcing the off-market deal and managing contractors to tenant placement or the final sale. In exchange for funding the deal, you own a direct share of the project and we split the profits.

For properties we acquire to renovate and resell (fix-and-flips), the timeline is typically 6 to 12 months.
For properties we stabilize and hold for long-term cash flow, the initial hold period is generally 3 to 5 years before a refinance or sale.
We provide a detailed, projected timeline for every single property before you commit any funds.
No. Your investment is completely passive. NOLB Realty handles the entire lifecycle of the project. We pride ourselves on allowing our partners to build wealth hands-free while we revitalize the neighborhoods.
Distributions align with the specific property strategy:
Resale/Flips: Your principal investment plus your share of the profits are distributed once the property sells and escrow closes.
Cash Flow/Hold Properties: Rental distributions are paid out on a monthly/quarterly basis, with your share of the equity realized upon the final sale or refinance of the asset.
(Note: Every partnership includes a clear, written agreement outlining the exact profit splits and distribution schedule before any capital is deployed.)
We believe in full transparency with our equity partners. Once a project begins, you will receive updates containing progress photos, timeline statuses, and budget overviews so you can see exactly how your capital is working.
